Secretimmo Fee Schedule
This document is a free translation. In case of discrepancy, only the French version is legally binding.
These fee conditions are intended to clearly, transparently and in advance inform any owner, landlord, seller, investor or client wishing to entrust Secretimmo SA with a valuation, sale, off-market marketing or rental of a property.
Unless a specific written agreement has been signed between the parties, the fees and charges applicable by Secretimmo SA are as follows.
Sale of a property under exclusive mandate
Under an exclusive sales mandate entrusted to Secretimmo SA, the agency's fees are set at 3% excl. VAT of the sale price effectively agreed between the parties.
VAT is added at the legal rate applicable on the date of invoicing.
Fees become due upon conclusion of the sale through the agency, or as soon as a firm agreement has been reached with a buyer presented, introduced, connected or who visited the property through Secretimmo.
Sale of a property under simple mandate
Under a simple sales mandate, the agency's fees are set at 5% excl. VAT of the sale price effectively agreed between the parties.
VAT is added at the legal rate applicable on the date of invoicing.
Fees are due under the same conditions applicable to any sale concluded through the direct or indirect intervention of Secretimmo.
Off-market marketing
When a property is marketed off-market, i.e. without general public distribution and with confidential presentation to a selected network of buyers, investors or partners, Secretimmo's fees are set at 5% excl. VAT of the sale price effectively agreed between the parties.
VAT is added at the legal rate applicable on the date of invoicing.
Off-market marketing includes in particular file analysis, commercial positioning, targeted prospect selection, confidential presentation, qualified introductions, follow-up and negotiation support.
Valuation and appraisal
When a client requests a valuation, appraisal, price analysis or on-site visit to assess a property, Secretimmo charges a flat fee of €600 excl. VAT.
These fees cover the time spent, travel, market analysis, property inspection and preparation of the valuation report.
However, these fees are refunded upon the effective sale of the property or upon signing a mandate with Secretimmo on the same day as the valuation visit.
Without signing such a mandate, the valuation fees remain due and payable to Secretimmo, unless otherwise agreed in writing.
Property rental
For rental assignments, Secretimmo's fees are set at one month's rent excluding charges, plus €250 excl. VAT for the inventory of fixtures.
VAT is added at the legal rate applicable on the date of invoicing.
This fee covers in particular marketing, processing applications, viewings, tenant selection support, administrative preparation and the inventory of fixtures.
VAT and taxation
All amounts mentioned on this page are expressed excluding VAT, unless expressly stated otherwise.
Any legally applicable VAT or other tax will be invoiced in addition at the rate in force on the due date.
Fee payment terms
Fees, charges and disbursements are due as soon as the transaction for which Secretimmo was mandated is concluded through its intervention.
For sales, fees also remain due when the transaction is concluded, during or after the mandate period, with a person to whom the property was presented or shown by the agency.
Costs incurred and services already performed
As part of its assignments, Secretimmo may incur actual costs from the start of marketing, including file preparation, photography, distribution materials, visits and commercial organization.
In case of interruption, withdrawal, client renunciation or early termination, Secretimmo reserves the right to invoice services actually performed and costs actually incurred.
Public and off-market distribution
Unless otherwise instructed in writing, Secretimmo may market a property publicly, confidentially, or through a combination of both, in the client's interest and according to the most suitable commercial strategy.
Data protection
In carrying out its assignments, Secretimmo processes personal data in accordance with Regulation (EU) 2016/679 of April 27, 2016 and the rules applicable in Luxembourg.
Data is processed solely for business relationship needs, assignment execution, file management, legal obligations and, where applicable, defense of the agency's interests in court.
Enforceability and acceptance
Requesting a valuation, signing a mandate, commissioning marketing or rental, or continuing the contractual relationship with Secretimmo constitutes acknowledgment and acceptance of these fee conditions.
In case of conflict between these published fee conditions and a signed mandate or contract, the signed mandate or contract prevails.
I acknowledge having read the Secretimmo fee conditions updated on March 13, 2026 and accept them without reservation, subject to any specific conditions provided in the signed mandate or contract.
