Confidential sale of a prestige property: the 5 rules
Selling a prestige property confidentially in Luxembourg rests on five rules: a price based on actual sales, buyers vetted before any viewing, information released in circles, orchestrated viewings and a legal file ready from day one. In Belair, the most expensive district of the capital, asking prices reach €12,578 per m² according to Immotop in the second quarter of 2026. At that level, a 5 % mistake is counted in hundreds of thousands of euros.

Rule 1: set the price on actual sales, not on listings
Price is the first protection of your discretion. A prestige property shown too expensive to a small circle cannot be "corrected" later: the few buyers able to buy it have seen it, ruled it out and talk to each other.
Listings give an idea of the top of the market. In the second quarter of 2026, Immotop recorded an average asking price of €11,294 per m² in Luxembourg City, down 2.4 % on the quarter, with Belair at €12,578, Rollingergrund at €12,377 and Neudorf-Weimershof at €12,304 per m² (Chronicle.lu). But these are asking prices. On sales actually signed, an existing apartment in the capital sold for €10,269 per m², against €12,086 asked, over the twelve months to the end of June 2026 (data.public.lu).
For houses, there is no official price per m². The benchmark is the average price: €1,372,796 in the canton of Luxembourg, against €945,274 nationally (Le Logement en chiffres n°20). Above that, every property is a special case, and no public statistic counts sales above 1 or 2 million. That is exactly why a prestige valuation is done after a visit, from known comparable transactions, not from an average. The energy class matters too: €9,049 per m² asked in class A against €6,894 in class G according to Immotop.
Rule 2: vet every buyer before you open the door
No proof of funds, no viewing. Luxembourg is not short of wealthy buyers: according to the UBS Global Wealth Report 2026, median wealth per adult reaches €336,498, the highest in the world, and the number of high net worth individuals rose 13.5 % in 2025 according to Capgemini, the strongest rise in Europe (Luxtoday). But a rich market also attracts the curious, interested neighbours and competitors who want a look.
Before any viewing, ask for verified identity, proof of funds or a letter from the bank, and a signed confidentiality undertaking. A serious buyer at this price level understands the approach and respects it. The one who refuses has saved you time. This vetting also secures the sale: estate agents and notaries are subject to anti-money laundering obligations, and a buyer whose source of funds raises questions will stall at the deed anyway.
Rule 3: release information in circles
Every piece of information has to be earned. The first circle receives an anonymous description: type of property, municipality or district, size, key features, price range, no identifiable photo. The second circle, after a confidentiality undertaking and financing check, receives the address, plans, photos and technical documents. The viewing comes last.
No listing on a portal, no aerial shot that makes the estate recognisable, no photos of your artworks, your children or your security systems. Think about indirect leaks too: household staff, the maintenance company, the neighbour who sees visitors arrive. A discreet sale is protected as much by what you do not say as by what you show.
A confidential sale is not a hidden sale: it is a sale where you decide who knows what, and when.

Rule 4: orchestrate viewings like a private appointment
Few viewings, well prepared. Every viewing is accompanied, by appointment, ideally in your absence, with one buyer at a time. Remove personal items, documents and family photos. Prepare the house as you would for an important guest: light, temperature, well kept grounds, no detail that betrays urgency.
A prestige buyer often comes back a second time with their architect, adviser or family. Plan for it in the schedule and keep the same rule: list of attendees known in advance, a confidentiality undertaking for each. Negotiation never happens during the viewing. It goes through your agent, in writing, which protects your position as much as your discretion.
Rule 5: prepare the legal file before the first contact
A complete file stops a serious buyer from pulling out at the last moment. The energy performance certificate is mandatory, valid for 10 years, and must be available to buyers from the viewings onwards, even without a listing. Breaches can be punished by a fine of €251 to €25,000 (renov.lu). Add title deeds, building permits, compliant plans and, in a co-ownership, the latest general meeting minutes.
Know where confidentiality ends, too. The notarial deed is transcribed at the Publicité foncière and, under article 2196 of the Civil Code, anyone can request a copy, price included (Luther, 2023). Since the law of 1 February 2025, a company keeps you out of the Register of Beneficial Owners for the general public, but the company appears in the deed and the notary always knows the beneficial owner.
On the numbers, the buyer pays 7 % in registration and transcription duties, that is €140,000 on a €2 million property. For you, the capital gain depends on how long you have held the property: after more than 5 years it is taxed at half the global rate, at most about 21 % plus the employment fund contribution, and a main residence is in principle exempt. Have your situation confirmed by your notary or tax adviser before setting your net price.
How do you launch a confidential prestige sale?
Start with a serious valuation, then hand the presentation to an agency that knows how to work without a listing. At Secretimmo, an off-market agency and platform, we present your property only to qualified buyers from our network, with a confidentiality undertaking, a prepared file and accompanied viewings. The fee is 5 % off-market (2 % for a partner agency), and 3 % for a public exclusive mandate if you choose conventional marketing.
Start with the free estimator at secretimmo.lu/valuation, then we refine it on site, discreetly. The valuation is free if a mandate is signed within a week, otherwise it costs €600 excl. VAT.
This article draws on asking prices published by Immotop (second quarter 2026), Le Logement en chiffres n°20 (Observatoire de l'Habitat and STATEC), data from data.public.lu, the UBS Global Wealth Report 2026 and the Capgemini World Wealth Report 2026. The figures quoted are indicative and do not replace the advice of your notary or tax adviser.
Frequently asked questions
What is the price per m² of a prestige property in Luxembourg City?
According to Immotop for the second quarter of 2026, asking prices reach €12,578 per m² in Belair, €12,377 in Rollingergrund and €12,304 in Neudorf-Weimershof. Signed sales of existing apartments in the capital average €10,269 per m².
How many properties above €2 million sell each year in Luxembourg?
No public statistic says. The Observatoire de l'Habitat and STATEC do not publish counts by price band. The average house price reaches €1,372,796 in the canton of Luxembourg.
Can you require proof of funds before a viewing?
Yes, and it is the rule in a confidential sale. Proof of funds or a bank letter, verified identity and a confidentiality undertaking protect your discretion and the security of the sale.
Will the price of a prestige sale stay secret?
Not after signing. The deed is transcribed at the Publicité foncière and article 2196 of the Civil Code allows anyone to request a copy, price included. Confidentiality covers the marketing, not the deed.
How much does an off-market sale with Secretimmo cost?
A 5 % fee off-market (2 % for a partner agency), against 3 % for a public exclusive mandate. The valuation is free if a mandate is signed within a week, otherwise €600 excl. VAT.
