Renovating before selling in Luxembourg: what really pays off
Buyers don’t pay for your renovation work. They pay for what they won’t have to do themselves. Here is how to renovate just enough, in the right places, without throwing money away.

Buyers buy a budget, not a house
In Luxembourg, every buyer does the same sum: purchase price, plus works, plus fees. Every visible defect becomes a negotiating point – and buyers almost always assume it costs more than it really does.
A questionable roof, windows from 1985, a tired boiler: to you, that’s €20,000 of work. To the buyer, it’s €40,000 of risk. The difference comes straight off your sale price.
Works that pay off
What raises the price is whatever removes a worry for the buyer. Not what simply looks nice.
Energy performance. An energy performance certificate is mandatory when you sell. A poor rating shows up in the listing and puts off buyers who calculate their running costs. Insulating the roof, replacing windows or upgrading the heating improves both the rating and the price.
Damp and roofing. A stain on the ceiling costs more in negotiation than any repair. Have it fixed and keep the invoices.
Electrics and safety. An up-to-standard fuse board reassures the buyer and their bank.
Small repairs. Neutral paint, fresh grouting, doors that close properly. A few days’ work, and the property looks well maintained.
The right question isn’t “how much will the works cost?”, but “how much will the buyer knock off if I don’t do them?”.

Works that lose you money
The high-end kitchen, the designer bathroom, the extension. You pay for your taste; the buyer wants their own. These works are rarely recovered in the sale price.
For a prestige property, this is even more true. The buyer often already has an architect. They are looking for location, structure and potential. In that case, you are better off selling with a clear cost estimate than with half-finished works.
Klimabonus 2026 grants
The state covers part of the cost of energy renovation for homes more than 10 years old: roof, façade and floor insulation, window replacement, controlled ventilation. The grant is calculated per square metre, depending on materials and performance level.
Three rules to remember. An approved energy advisor must support the project. Approval must be requested before the work begins. And each building element can only be subsidised once. The exact conditions are on Guichet.lu.
